Selling – How To Price Your Home
Pricing. We offer FREE home sales comparisons (Comps) by email. You can look these over and get a rough idea of where sales are in your area. BUT, if you want to maximize your homes value, allow us to visit your home FREE and with no obligation to review and recommend how to best present your home and at what price. About

Marketing. Selling a home yourself or even with a less experience agent can cost you. We have experience in recommending how to best prepare your home for sale and how to price your home to maximize its value. Many things go into pricing a home. We help you fully understand how the market has been performing, what’s most appealing or not so appealing about your home to the typical buyer. We help create a buyer profile of the “typical” buyer for your home and how to market to them. And, we have a list of trades (service people) to help you prepare your home for sale if you need some additional help (electricians, plumbers, etc.)

Our marketing plan will include all this information and a process to follow for sale.

Negotiations. We help you negotiate your offer and deal with any contingencies that may occur with the goal of getting you the best price in the smoothest transaction possible. Since every buyer and seller are different it makes every real estate transaction a bit different. Basically, a real estate transaction has many parts. We keep them all coordinated and running smoothly. If any issues do arise, we address them quickly and handle all parties professionally. Not a cash buyer? Need financing? You are not alone. Get professional lending advice before you begin your home search. By getting pre-qualified you will be putting yourself in the best position when home shopping. You will know your buying power and if there are any challenges in the lending process. Lenders can take your application over the phone as step one. Step two is to get the lender all the documentation to back up your answers. About

There is a difference between pre-qualified and qualified. The difference can mean having your contract accepted or not. If your contract is submitted with only a pre-qualification and another contract is submitted with a full qualification, you may loose out. Get the finance ball rolling as soon as possible. It will save you time, effort, and maybe lots of head ache or even heart ache.

We have a list of lenders if you need a referral. Know the difference between a bank lender and a lending broker. It is all in what lending products they have access to. If you can’t get a loan program that works for you, you might want to switch lenders.

However, be aware that the new Dodd-Frank lending regulations are in effect (with more to come). They will effect every loan. Your lender can walk you through the regulations and keep you in compliance. As an example: the new regulations may require a larger down payment and/or more cash reserves.
